  • What Is A Maintenance Emergency?

    A maintenance emergency is something that, if not repaired immediately, could cause injury, threaten your health, or cause serious property damage. In the event of a maintenance emergency, first, notify maintenance by submitting a service request via the Resident Portal, and then call your building's phone number to notify management. 

    • Water Leak
    • No Heat When It's Below 50 Degrees 
    • Power Outage
    • Gas leak
    • Sewer Back Up
    • No Hot or Cold Water
    • Broken Lock On Unit Door
    • Fire (call 911, then Building Phone Number)

    * For all NON-emergency work orders submitted via the Resident Portal, please be advised that our operating hours are Monday-Friday 9:00am-5:00pm PST. 

  • Water Leak

    If you notice a water leak, there is usually a shut-off valve found underneath a sink or below the tank of a toilet. You can shut off the flow of water by turning the valve. Please submit a maintenance request (photos attached are helpful) and call your building phone number immediately. 


    If you have a minor drip under your sink that can be contained with a bucket, you'll need maintenance to take a look, but it isn't an emergency. Please submit a mainteannce request. 

  • No Heat

    If it's below 50 degrees outside and your apartment heat is not working, please call your building's phone number for immediate response and submit a maintenance request.  


  • Power Outage

    Check to see if it’s the entire building or just your apartment. If it’s only your unit, try flipping the circuit breakers, reset the GFI breakers, and check the fuses before submitting a maintenance request. 


    If the power goes out, it could be an issue with Seattle City Light. Maintenance can’t help in this instance, so check the Seattle City Light Outage Service Map and call 206-684-7400 to report an outage or check the status.

  • Gas Leak

    Turn off gas supply line or appliance. Leave the area immediately and call Puget Sound Energy at 1-888-225-5773 to report the gas leak and call your building phone number. Learn more about gas safety at www.pse.com

  • Staff Access To Unit For Emergencies

    We respect your privacy and will provide notice to enter and/or receive consent to enter on most occaisons, however in the event of a maintenance emergency, we will enter your unit without consent and/or notice, per RCW 59.18.150

  • Lock Outs

    If you are locked out of your home, please call a locksmith of your choice. We do not provide a lock out service, so you will need to pay for the service. If the lock is changed, it is required you provide a copy of the key to management. 

  • Clogged Toilet

    YouTube has several highly rated suggestions on how to unclog a toilet.


    Toilets do not clog themselves; they can only be clogged from the things we attempt to flush down them.  Non-soluble items, too much toilet paper to name but a few. It's important to have a proper plunger and be mindful of the flushing power limitations for today's low-flow toilets.


    No baby wipes- despite what the package may indicate, fluffy toilet paper Less Is Best to flush a little and send the rest on its way in a second flush, better a little more water than a clog.

    Remember, a clogged toilet is your responsibility unless it was due to broken parts, so be prepared, and aware to avoid the inconvenience.   

  • Beeping Smoke Detectors

    Replace batteries with a 9-volt battery.


    If your smoke alarm is chirping even though it has a new battery, try these troubleshooting steps to clear out residual charge from the old battery.  

    • Remove the alarm from your ceiling or wall. 
    • Open the cover and take out the battery.  
    • Press and hold the test button for 15-30 seconds. This will fully reset the smoke alarm and drain any charge left inside. 
    • Insert the new battery and close the battery compartment. 
    • Clean the unit with a microfiber cloth or a can of compressed air. Vacuum the outside with a soft brush attachment. 
    • Press the Test button. The test sequence will be very loud, but it indicates the alarm is working properly. 

    Other Possible Causes of Chirps

    There are a number of possible causes for your smoke alarm to keep chirping even with a new battery.

    • It is possible that your smoke alarm “silence” button was pushed by mistake. The alarm will now “chirp” once a minute for up 15 minutes before resetting.
    • Other devices have similar low battery chirps or warning tones that sound like the chirp our alarms make.
    • Your batteries may not be fresh. If batteries are stored, especially in cold areas like refrigerators, they lose their charge more quickly.  Always check the freshness date on the package when buying new batteries. Keep plenty of replacement batteries on hand so that you are sure to always be protected by your smoke alarms.
    • AC interconnected alarms may chirp every 5 seconds if the interconnect wire is grounded. The interconnect wire should not be grounded.

    If your alarm still chirps and beeps after completing these steps, please submit a maintenance request. 

  • Lights Out

    Change the lightbulb if you can access it in your apartment. If you cannot access the lighting fixture because it is an enclosed fixture, or you have high ceilings, please submit a maintenance requests noting these specific details. 

  • Gas Stove Pilots

    If you are not able to light a burner on a gas stove, the pilot light could be out and you will need to light it.

  • Clogged Drains

    When the time comes and you need to clear a drain clog, you’ve got a few options. You could try a homemade remedy, or you could go the common route and just grab a drain cleaner from a department store.  


    If these methods do not work, please submit a maintenance request.
